The preventive maintenance (PM) Inspection shall include completion of the services noted below…
A. PRE-SEASON COOLING
- Check drive belts
- Change air filters (Supply Media)
- Check operation of disconnect
- Tighten electrical connections
- Check contactors
- Check for compressor ampere draw
- Check for excessive vibration
- Check temp. differential across coils
- Check superheat & sub-cooling
- Check suction, oil, discharge and pressures
- Check freon levels and adjust
- Check compressor oil levels
- Check fan rotation
- Cycle & test safety controls
- Lubricate bearings as applicable
- Check bearing wear & end-play
- Check space thermostat calibration & settings
- Check settings of time clocks
- Check for refrigerant leaks
- Check condensate drain pans, drains
- Check condenser/evaporator coils
- Make written report of required/ recommended repairs
B. PRE-SEASON HEATING
ELECTRIC HEATING
- Lubricate bearings, as applicable
- Check bearing wear & end-play
- Electric Heating Check burner operation of gas unit
- Check drive belts Check operating controls
- Change air filters (Supply Media)
- Tighten all electrical connections
- Check element voltage & amperage
- Check settings of time clocks
- Check condition of disconnect
- Make written report of cycle & test safety controls
- Lubricate bearings as possible
- Check bearing wear & end-play
- Check motor mounts
- Check space thermostat calibration & setting

C. OPERATIONAL INSPECTIONS

Heating Season Start-Up

B. EVAPORATIVE COOLERS
Cooling Season Shut-Down
- Turn gas supply Off
- Check housing mounts for security
- Replace filter media
- Check & Inspect for any defects
- Check to see that the cooler is level
- Check orifices, passages, nozzles
- Remove cover & open supply air dampers, lubricate
- Check for external/internal dirt accumulation
- Check basin & supply water treatment chemicals
- Make written report of req’d./recommended repairs
- Turn water supply On
- Check for water leaks, & all hose connections
- Turn electrical power On to Pump & Cooler
- Check water distribution for an even flow
- Check float operation & shut Off
- Check drain lines
- Check motor vibration & lubricate bearings
- Check drive belts
- Check starter coils, contacts, & electrical
- Check operating voltage
- Check operating controls
- Check for corrosion, external/internal dirt
- Make written report of req’d./recommended repairs
Heating Season Shut-Down
- Turn electrical power Off to Pump & Cooler
- Turn water supply Off
- Drain water from basin & lines
- Close supply air dampers
- Put cover on, if possible
